Housing Development Guides

It is important that you read and understand the information contained in the Housing Development Guide relevant to any block you are considering purchasing.

The Housing Development Guide is an LDA document that forms part of your Sales Contract. It includes some mandatory requirements that you must include in the construction of your home. Compliance with the mandatory requirements will be managed by the LDA through a Compliance Bond.

The Housing Development Guide also contains Recommended Requirements. There are incentives for meeting these requirements.

The Housing Development Guide needs to be read in conjunction with the Coombs and Wright Concept Plan.

If there are any inconsistencies between the documents in the Territory Plan, the Coombs and Wright Concept Plan will override the requirements of the current Residential Zones - Single Dwelling Housing Development Code but only to the extent of the inconsistency.

For example, Rules 62 and 63 outlined in the Coombs and Wright Concept Plan override Rule 3 of the Residential Zones - Single Dwelling Housing Development Code which is Attachment F of the Wright Stage 1 Housing Development Guide.

Wright Stage 1 Housing Development Guide

The Wright Stage 1 Housing Development Guide has been updated to identify the blocks by their new block and section details. This updated Housing Development Guide – Version 5 (February 2011) also includes additional information on:

  • the procedures for the endorsement of your plans and specifications by the LDA as to their compliance with the Mandatory Requirements set out in the Housing Development Guide;
  • the compliance bond payable by you where your plans and specifications have not been endorsed by the LDA before settlement;
  • the incentive rebates available to eligible buyers for front-yard landscaping and energy efficient heating/cooling systems; and
  • the type of extra conditions which you should include in your contract with your builder.
